Commercial Mortgage Investment (Student Position)

This is a student position that is 4 months in duration for the term: September-December. You must be a student registered in a Canadian College or University. 

This position is for students returning to school after their work term or requiring a placement as requirements for graduation. While not required, preference will be given to students enrolled in a registered Co-op program.

We are currently hiring a Commercial Mortgage Investment Student to join our Commercial Mortgage team for a four‑month fall work term with the possibility of an extension.

 

In this role, you will support the team with annual loan reviews across the commercial mortgage portfolio, gaining exposure to financial analysis, property valuation, and real‑estate investment decision‑making. You will also have opportunities to support new mortgage investment activities.

 

What You’ll Do

  • Complete annual loan reviews for the commercial mortgage portfolio, with a primary focus on CMHC apartment properties
  • Review financial statements, rent rolls, and operating statements
  • Input financial data into proprietary Excel‑based financial models
  • Perform asset valuations using standard valuation techniques, including cash‑flow analysis and capitalization rates
  • Support the underwriting team by researching and analyzing credit risk related to new mortgage proposals
  • Assist the origination team with market research and borrower risk profiles
  • Contribute to ad‑hoc projects that support the broader Mortgage business

 

What You'll Bring:

  • Currently pursuing an MBA (or equivalent graduate‑level business program), with a focus in Finance, Accounting, Strategy, Real Estate, or a related discipline.
  • Strong interest in real estate and mortgage investments
  • Proficiency in Microsoft Excel, Word, PowerPoint, and Outlook
  • Strong analytical, organizational, and mathematical skills
  • Clear written and verbal communication skills
  • Strong time‑management skills and ability to work independently with minimal supervision
  • Collaborative mindset and demonstrated ability to work effectively in a team environment

The base salary for this position is between $41,100 - $61,600 annually. This represents base salary only and does not represent other variable compensation components of our total compensation ( i.e. annual bonus, commission etc). If you are selected to move forward in our recruitment process, your recruiter will be able to discuss additional details of our total rewards program with you.

For our student opportunities, the base salary will be dependent on the number of work terms you have completed along with other factors depending on your program.
